Your list
Build your list
Choose purchase or refinance, then tap everything that applies to you. Your list updates as you go and keeps your checkmarks on this device.
Start with these four, in your first 48 hours
- Government photo ID
- Last 2 months of bank statements, every page
- Last 30 days of pay stubs and 2 years of W-2s
- Last 2 years of tax returns, all pages
Send documents through your secure loan portal. Do not email Social Security or account numbers.
Guidelines differ by loan program and investor. Your loan officer confirms your final list on your first call.
Timeline
From application to keys
A 14-day close is possible when documents arrive early and every step lands on time. The Closing Disclosure must reach you at least 3 business days before you sign, so it sets the pace.

Weekends and holidays do not count as business days for the Closing Disclosure window, so plan your signing around them. On a refinance of your primary home, federal law gives you 3 business days after signing to cancel before funds are released. Timelines vary by loan program and by file, and every approval is subject to underwriting.
Getting it right
Send it right the first time
Most delays on an otherwise clean file come from missing pages and open questions.
- Every page, every timeSend all pages of every statement, including pages that look blank.
- PDF first, photos secondPhotos work when all four corners and every line are readable.
- Name your filesSomething like "Checking Oct 2026" saves a round of questions.
- Explain big depositsA non-payroll deposit larger than about half your monthly income needs a source. A short note and a transfer record cover it.
- Keep your finances steadyHold off on new credit, large purchases and moving money between accounts until you close.
- Answer the same dayA same-day reply to an underwriting question keeps your date.
By situation
Read the program behind your list
Every situation on the checklist has a page explaining how that program qualifies, what it costs and who it suits.
- FHA and VA. Lower down payments and more flexible credit, with their own document requirements. VA adds the Certificate of Eligibility.
- Self-employed. Bank statement loans and profit and loss loans qualify you without full tax returns, and 1099 income loans use your 1099s.
- Investors. DSCR loans qualify on the property's rent, not your personal income, and fix and flip funds the purchase and the work.
- Bridging two homes. A bridge loan buys the next home before the current one sells.
- ITIN and foreign national. Both programs lend without a Social Security number or US credit history.
- Age 62 and older. A reverse mortgage turns equity into payments or a line of credit, with HUD counseling required first.
- Lower payment now. Interest-only and a seller-paid buydown both reduce the early payment, in different ways.
- Still comparing. Run the numbers on any program in the calculators, or read the glossary if a term on your list is unfamiliar.
Questions
Common questions
Do I need a purchase agreement or accepted offer to start?
No. Start with the four items above and send the contract when you have one. You can also have your documents reviewed before you find a home.
Is a 14-day close guaranteed?
No. Closing times are estimates. Speed depends on how fast documents arrive and how the appraisal, title and underwriting steps go.
What if I changed jobs recently?
Send the offer letter and your first pay stub. We confirm what else your program needs.
Which list do I use if I am self-employed?
Start with "Self-employed, full tax returns." If business write-offs lower your taxable income, choose "Self-employed, bank statements" and ask us about a bank statement loan.
Can I send photos from my phone?
Yes, if every page is complete and readable. A PDF scan is better.

Document lists on this page are general. Requirements vary by loan program, investor and borrower, and your loan officer may request additional documents. Non-QM, DSCR, ITIN, foreign national, bridge and reverse mortgage programs have specific eligibility requirements and are not available in every situation.
Closing times are estimates and are not guaranteed. The speed of any loan depends on the loan program, how quickly you provide documents, the appraisal, title, and the actions of third parties. The 3-business-day Closing Disclosure waiting period and, on a refinance of a primary residence, the 3-business-day right of rescission apply under federal law.
Protect yourself from wire fraud. Always confirm wire instructions by calling a phone number you already know, and never email Social Security numbers, account numbers or other sensitive information. Send documents only through your secure loan portal.
Not an offer of credit or commitment to make a loan. All approvals are subject to underwriting guidelines, including but not limited to acceptable current credit worthiness. Programs, rates, terms and conditions are subject to change without notice. Rates can change daily. Some restrictions may apply.
