The least-known 0%-down loan in America
Everyone knows VA loans; almost nobody knows the USDA program, the Department of Agriculture's rural development mortgage. For eligible buyers in eligible areas it means no down payment, competitive fixed rates, and guarantee fees far below FHA's mortgage insurance. It exists to make homeownership possible outside dense urban cores, and it works.
How eligibility actually works
- Location, by map. USDA publishes eligibility maps down to the address. Core OC and LA are out, but communities on the metro edges, where many buyers are already looking for value, can qualify. We check any address in seconds.
- Household income limits. The program targets moderate incomes, with limits set by county and household size, higher than most people assume, especially for larger households.
- Primary residences only, in decent, safe, sanitary condition. Standard stuff for any home you'd want to buy anyway.
- Credit expectations are reasonable. Guidelines are broadly comparable to FHA; a 640+ score simplifies processing.
Is chasing eligibility worth it?
Run the math: on a $500,000 home, skipping a 3.5% FHA down payment keeps $17,500 in your pocket, and USDA's annual fee undercuts FHA's insurance premium. If your work and life can flex toward an eligible community, the program is a genuine wealth head-start. If it can't, we'll say so and pivot you to FHA or a 3%-down conventional. What are the USDA income limits?
Limits vary by county and household size and are set around 115% of area median income, often higher than buyers expect, particularly for households of four or more. We will check your household against the current figure for your target county.
Is USDA really 0% down?
Yes. No down payment is required. The program carries a modest upfront guarantee fee (financeable) and a small annual fee, both cheaper than FHA equivalents. Your out-of-pocket at closing can be limited to costs, and seller credits can shrink those too.
What credit score does USDA require?
A 640+ score allows streamlined automated approval; below that, manual underwriting with compensating factors is possible. Guidelines are pragmatic rather than punishing. Bring us your real file.
Can I refinance a USDA loan later?
Yes. USDA offers streamlined refinance options for existing USDA borrowers when rates improve, and conventional refinancing is always available once your equity supports it. Your loan will not trap you.
